Beaufort Apartments comprise two luxury dwellings situated on the sought after Sandgate coastline. Although the picturesque seaside location boasts stunning views, the high winds and salt dense air have presented various problems for the properties. P A Hollingworth were tasked with uplifting the tired looking buildings, whilst improving the longevity and maintainability of the structures as a whole.
A particular cause for concern was the untreated galvanised soffit and facia, which had been exposed to the harsh marine environment. As a result, salt deposits had accumulated on the metal and begun to degrade the surface. It was vital, therefore, that the galvanised soffit and facia was protected from the elements and as such, specialist products were required.
Our relationship with the metal finishes specialists, Rustoleum, meant that we could provide the client with a thorough and guaranteed specification. Extensive scraping back and treatment of salt deposits was undertaken, followed by an application of the specialist Rustoleum Galvanolium Primer. Two applications of the Rustoleum Alkathane top coat not only greatly improved the visual impact of the apartments but increased the lifespan of the buildings dramatically.
The exterior walls of the buildings had also suffered from the sea air environment and as such, a standard masonry paint was not sufficient. PA Hollingworth and Rustoleum provided a detailed specification for the cleaning and decorating of the render that would increase the longevity of the apartments. Mathys Murfill Waterproofing Coating, made by Rustoleum, was specified due to its highly durable and breathable properties. The exterior Waterproofing coating has previously been used on lighthouses across the country and so was perfect for the salt dense air coming from the coast. Rustoleum were able to offer a 10 year guarantee on the work, no mean feat in an environment such as this.
With multiple occupancy buildings such as these, it is vital to work closely with all residents to ensure as little disruption during the works as possible. PA Hollingworth were able to safely adapt the scaffolding to allow residents to use and enjoy the views from their balconies throughout, a solution greatly appreciated by all that occupied the apartments.
